Lantmannen Unibake, Bedford

This project will deliver a 60,000ft² ‘cold bake’ production facility for Lantmannen Unibake in Bedford. As well as production space, 6,000ft² of offices and staff welfare facilities will be provided over 2 floors.

The complex production equipment being installed in the building has necessitated a flexible approach to the design and build of the facility to accommodate and provide services to the plant. For example, the FM2 category floor has been laid by hand rather than laser screed because of the complex nature of the 135 drainage penetrations.

The warehouse also has 4 dock levellers.  External works comprise car parks constructed of block paving and tarmac, soft landscaping and a concrete service yard with 5 silo bases which will form the structure to support the silos which will contain the raw materials associated with the product. These silos will extend up to 14m in height.

A collaborative working approach has also been brought to the administration of the contract.  Although this is a traditional contract, our client, Lantmannen Unibake, has responsibility for design of the foundations, drainage and external yard slab whilst the remainder of the works are Contractors Design Portions. Fit-out is being carried out by contractors directly employed by the client with Sisk taking responsibility for them as Principal Contractor under CDM regulations.
